Drive through Raigad and you’ll see it everywhere: good farmland lying idle. The owners may live in Mumbai or Pune, the family that once farmed it may have moved on, or finding reliable labour and know-how has simply become too hard. The land sits, the weeds grow, and its value as a farm slowly fades.
We built the CoCo Farming Model for exactly these landowners. CoCo stands for Community Owned, Company Operated. You keep your land. We bring it back to life.
How it works
Under the CoCo model, a landowner leases their land to us on a long-term, 11-year agreement. A long lease matters: real farming takes time. Soil needs seasons to rebuild, and fruit trees need years to mature. A short lease encourages quick extraction; a long one rewards care.
Ownership never changes hands. The land remains yours throughout, and you share in the returns it produces, as set out in a clear written agreement.
What we take care of
The hardest parts of farming are the parts we handle:
- Infrastructure — developing what the land needs to produce, such as fencing, water sources like farm lakes, and efficient irrigation.
- Planting — choosing crops suited to your soil and climate, and sourcing healthy seed and saplings.
- Farm management — on-site staff, agronomist oversight, organic soil and crop care, and day-to-day operations from soil test to harvest.
- Sales — finding buyers for the produce, through VitaNaturae’s trade network and our retail brand, Yewa Earth.
You don’t need to find labour, buy inputs or chase buyers. You get a well-managed farm and a share in what it earns.
What we grow
Every farm is planned around its soil test and water availability. On our current farms in Raigad, that includes organic turmeric; perennial trees such as mango, kokum, jackfruit and jamun; medicinal plants like moringa and shatavari; and black pepper and spices grown with trees as natural supports. Mixing seasonal crops with long-term trees spreads risk and builds value year after year.
Why organic, and why it matters to you as a landowner
Chemical-heavy farming can deliver a few good seasons, but it often leaves the soil poorer than it found it. We farm without synthetic pesticides and build soil fertility naturally. For a landowner, that means your land is worth more at the end of the lease than at the start: richer soil, mature trees and working water infrastructure.
Rooted in community
CoCo farming is about more than crops. We hire locally, train and employ women from nearby villages, and respect the traditions of the land. Every new farm begins the way farming in India always has: with a puja, and with gratitude.
Is your land a fit?
We’re interested in hearing from owners of agricultural land in Raigad and the wider Konkan, whether your land is currently farmed, partly used or completely barren. To assess it, we’ll want to know:
- Where it is
- How large it is
- Its current state (cultivated, fallow, barren)
- Its water source (well, borewell, stream or none)
